mechanics lien literally saved my business

customer owed me $6800 for tree removal work we did back in september. Called, texted, sent invoices — nothing for 4 months. Finally filed a mechanics lien on the property. Got a call from their real estate agent 2 weeks later because they were trying to sell the house and couldnt close with a lien on it. Paid in full within 48 hours. learn your lien rights people

What state? Filing deadlines are different everywhere. Missed mine by 3 days once and was completely out of luck

pro tip... mention lien rights in your initial contract. half the time just knowing you CAN file one is enough to make people pay on time
